Total Rent

After service hours, Central A/C cost is charged at US$4/flow-coil-unit/hour subject to the Tenant’s actual consumption. Electricity are payable by tenant subject to actual consumption.
Fitting-out period
01 month rent free from the Handover Date.
Signage
A signage on the tenancy. The dimension and specification is subject to the Landlord’s approval and in keeping with the architecture of the building as a professional office building in Hanoi.
Deposit
03 months total rent as deposit to be settled within 07 working days from the date of signing the Offer Letter.
Payment
6 months total rent in advance to be settled within 07 working days from the date of signing the Lease Contract. The subsequent payments will be settled every 03 months within 07 working days of the first week of each payment.
Lease Term
03 – 05 years (negotiable).

Parking
The Landlord (for one floor) will provide free parking spaces for and... bikes during service hours in the basement of the building. Besides, parking cost is that US$ 70/ car/month and US$ 07/ bikes/month.
Landlord’s Fitting-out
The Landlord shall provide concrete floor, standard suspended ceiling, standard lighting system, central A/C system, painted walls, glass windows, power points & switches, elevators, fire alarm, sprinkler & extinguishing system, electricity meters to the floors, telephone sockets to the premises, advanced telecomunication & internet systems: wifi, wireless, ADSL, VDSL, Frame Re lay…at the cost as regulated by the State of Vietnam.
Tenant’s Fitting-out
The Tenant may use it’s own contractors to complete its fitting-out. The fitting-out work does not damage the building structure.
Telecommunication
The Tenant makes direct application to Service Providers in Vietnam (or to The Landlord).
Utility Costs
Utilities paid to Landlord by the Tenant subject to actual consumption. Electricity meters will monitor electricity consumption of lighting system and other electrical facilities from the date of the premises handing over.
